Kauai Real Estate Sales Island Overview: Where to Buy?
NORTH KAUAI REAL ESTATE
Average Rainfall in North Kauai = 70"/year
In very general terms, the island of Kauai gets more rainfall and is generally more expensive the
further north one goes. The "Princeville plateau" has many beautiful homes on the golf course and
cliffside condominiums with stunning ocean views - beach access is not easy. As you head
further north the wonderful town of Hanalei hugs Hanalei Bay where surfers and boaters enjoy
relatively safe waters. From Hanalei to Haena at the very end of the road, the real country feeling
sets in and prices skyrocket. The world renowned NaPali coast hike begins at Ke'e beach at the
very end of the paved road in Haena. Rainfall is 70 inches a year on the North side of Kauai.
Golf course residences cost $1 million and up and condominiums can be found from $500K
and upwards. Oceanfront homes are 3-15 million.
EAST KAUAI REAL ESTATE
Average Rainfall in East Kauai = 40"/year
The Eastern side of Kauai enjoys gentle trade winds 12 months a year and it is where the
majority of the residents live. The two most populated towns are Lihue (the County seat) and
Kapaa (10 minutes north). Both areas have many great beaches with lifeguards and many
restaurants and shops to choose from. In Lihue, you will find Costco, Wallmart, Kukui Grove,
Borders, K-Mart, Kukui Grove Cinema, & Home Depot. In Kapaa, we have many more restaurants
and specialty shops. The East side of the island boasts one of the countries longest coastal
bike trails (currently 40% complete). The trail will run from Lihue to Anahola when completed.
Average yearly rainfall on the East side of Kauai is 40 inches. The average home will cost approximately
$550K for a three bedroom two bath and there are many vacation rental condominiums to choose
from, costing approximately $300K to $2Mil plus. Oceanfront homes are 1.6 to 47 million!
SOUTH KAUAI KAUAI REAL ESTATE
Average Rainfall in South Kauai = 30"/year
The South side of the island is where the old town of Koloa and the coastal village of Poipu
are located. Currently under major construction with a variety of multiple new neighborhoods to
choose from; Kukuiula, Koloa Landing, Wainae, etc... In many ways the dryer hotter version
of Princeville. The Hyatt Regency and it's golf course are world class. As in Princeville, there
are fewer amenities and eating out can get "limited". Breneke's beach in Poipu has received
multiple mentions over the years as one of the best beaches in the world. The South side
gets 30 inches of rain a year. Prices are similar to Princeville, but many newer homes and condos to
choose from. Oceanfront homes are 3-7 million.
WEST KAUAI REAL ESTATE
Average Rainfall in West Kauai = 20"/year
Continuing south and west are the coastal towns of Waimea and Kekaha. The sand dunes
of Kekaha are reminiscent of Malibu in the 50's and prices have increased over the years.
However, generally speaking, the West side of the island has the most affordable inventory
and many of our old local families have settled in on the West side of the island. Sugar is
still cultivated and the State of Hawaii is using the old sugar mill to create biofuel for the
State from sugar cane. The West side is the driest region on Kauai with average rainfall of
20 inches. A coastal home will cost over a million, but a few blocks in, you can still obtain a
three bedroom, two bath for approximately $500K and walk to the beach! Oceanfront homes
are 2-3 million.
